Rates & Policies

Rates listed are general, seasonal, per night prices.* Taxes are additional. All rates are based on single or double occupancy. Please call to inquire about third person rates.

January 1-February 29:  Shore Room or Hearth and Home Room:  $135 Weekdays/$190 Weekends.  Traveler’s Retreat: $185 Weekdays/$230 Weekends.

March, April, June, July and August:  Shore Room or Hearth and Home Room:  $140 Weekdays/$195 Weekends.  Traveler’s Retreat:  $190 Weekdays/$245 Weekends

May and September:  Shore Room or Hearth and Home Room:  $160 Weekdays/$200 Weekends. Traveler’s Retreat: $210 Weekdays/$250 Weekends.

October:  Shore Room:  $160 Weekdays/$215 Weekends. Hearth and Home Room: $160 Weekdays/$195 Weekends (2-night minimum on weekends). Traveler’s Retreat: $210 Weekdays/$245 Weekends (2-night minimum on weekends).

November and December:  Shore Room or Hearth and Home Room:  $140 Weekdays/$195 Weekends.  Traveler’s Retreat:  $190 Weekdays/$245 Weekends

*Please note: Some Holiday Weekends or Premium Nights may require a two-night minimum stay or have higher base rates than the seasonal rates listed.  Weekdays are Monday through Thursday.  Weekends are Friday, Saturday and Sunday.  Continuous Weekend Discount applies November-August on weekend night stays of two nights or more.  Please see our Promotions, Specials and Extras page for details.

Reservations must be confirmed with a credit card. We accept Visa, MasterCard, American Express and Discover. One night’s charges will be applied as deposit.  A single night stay requires full payment at the time the reservation is made.  You will receive a confirmation letter by e-mail.

If you are traveling with children or pets, please call to receive prior approval before making your reservation. We do not accept pets on all nights and children must be at least age 10 and up. Please see our policies on children and pets under our Policies section below.

For multi-night stays, final payment is processed at check out.

Our Policies

Check-In and Check-Out

Check in is via self-check in between 3pm – 7pm. Check out is by 11am.

Due to scheduling and cleaning protocols, late check outs and early check ins are not typically available.  Any changes to check in or check out times must be made in advance with the B+B, and are at the sole discretion of the innkeeper.  Additional charges may apply.

Cancellation Policy

The first night’s charge will be made to your card at the time you make the reservation.  A single night stay requires full payment at the time the reservation is made.

Once your reservation is confirmed, there is a $40 cancellation fee per room regardless of when the cancellation is made.  For a refund of the remainder of the deposit taken at the time of the reservation, more than 10 days notice must be given.  Reservations cancelled with less than 10 days notice are not eligible for a deposit refund. Cancellations with less than 72 hours notice and “no show” guests will be charged the entire amount of the reserved stay.  No refunds for early departures.

Children

Because we are a destination for guests seeking rest and relaxation and often those travelers have made plans for the care of their own children while they are away, we regretfully cannot accept children under the age of 10.  Children who are 10 and up and comfortable in adult company are welcome.  Please call the inn prior to booking to let us know you will be traveling with your child.

Pets

UPDATED JANUARY 20, 2024

Pets are welcome at the Waypoint House, however, prior arrangements are required. Pets may not be accepted on all nights due to other guest considerations. Pets may not be left alone in guest rooms while you are staying at the inn. Pets are to be with their companions at all times. We expect pets to be on flea/tick medication and to be current on all required shots.

There is a $20 per pet, per night charge.

Please be aware that the Waypoint House has three fabulous felines residing in the owner’s quarters. The cats are not allowed in common rooms while guests are booked in the Bed & Breakfast and are not permitted in the second floor guest rooms.

  • Prior approval is required for all guests wishing to bring a pet to the Waypoint House.
  • PETS MAY NOT BE LEFT ALONE IN GUEST ROOMS WHILE YOU ARE STAYING AT THE INN.  Pets must be with their companions at all times.
  • A maximum number of two pets are allowed per room. No exceptions.
  • Guests will be responsible for any damage created by the pet. Chewing, scratching or soiling due to inappropriate elimination are examples of damage for which the owner will be held accountable.  The credit card on file will be charged for repair, replacement or cleaning costs as appropriate.
  • Pet owners must notify the innkeepers immediately if there is an accident/damage.  This will allow is to begin proper remediation at once. Owners should not attempt to clean/repair the items damaged themselves.  Failure to report an incident may result in higher recovery fees.
  • Pets exhibiting anti-social behaviors (barking, jumping, biting,) will be asked to leave the property.
  • Pets must be washed and groomed and on flea medication prior to arrival. We also require 
proof of up to date rabies vaccinations.
  • Pets are not permitted on the furniture or beds. Owners should bring pet bedding, pet food and water dishes and any other necessary pet accessories.
  • Owners are asked to bring their own waste bags and clean up after their dogs. A small bin for used bags is located in the back of the house.
  • The Waypoint House will assume no responsibility or liability for any injuries occurring to pets while on the property. We endeavor to provide a safe environment for pets, but owners must supervise their animals at all times.
  • We do not personally provide pet sitting services.  However, we are happy to provide local references upon request if you should need this service.
  • The town of Berryville requires all pets to be leashed.

Smoking Policy

The Waypoint House is a smoke-free Bed + Breakfast. Smoking or vaping is only allowed on the exterior porches, patio, and gardens. Guests are asked to clean up their own smoking materials. Smoking or vaping inside our home will cause a $100 per day charge to be added to your credit card.

ADA Website Compliance

Our goal is to provide a wonderful experience in the desirable location of Berryville, VA.   We have built our site with ADA compliance in mind and have utilized available tools such as achecker.ca and Google Chrome’s ADA compatibility diagnostic tools.
